4 ways to stage your home for sale

In a crowded and fast-paced marketplace, anything that you can do to generate extra interest in your home is going to be worth trying. Staging a home for sale isn’t just about having a tidy-up and making sure the front door is clean, there’s a lot more to it than that and there’s plenty of scope to be creative. 

We’ve come up with five different ways to style your home that you might not have thought of. Pick and choose the ideas that suit your style and you could find yourself a buyer in no time!

Tell a story

It’s not enough to just show people a plain old house with no character, if you really want to sell your house in Swansea for the best possible price then you’ve got to create a vision. Your staging needs to tell a story that means prospective buyers can picture themselves living there.

The simplest way to do this is through vignettes throughout your home – a cosy reading nook in the corner of the living room for example, with a comfy armchair, soft blanket and reading light. Or how about a mini art studio set up in the spare room with an easel and paints?

Take staging a step further by giving each room a distinct theme. Whether it’s a Moroccan-inspired lounge or a funky retro diner-style kitchen, themed rooms can evoke a sense of charm and character that resonates with buyers looking for something unique.

There is always a risk with strong themes though as they may not be to everyone’s tastes. Keep the wall colours more neutral and use accessories to invoke the theme as this shows buyers that the space will be easy to adapt.

Multi-purpose rooms

Unless you’re a lottery winner, you’re likely to be on a strict budget when you’re house-hunting and so space is at a premium. If you can show value for money by highlighting the flexibility of the space in your home then you could attract a lot more interest.

Show versatility by staging rooms for multiple purposes. A home office that doubles as a guest bedroom, a dining area that converts into a game room, or a cosy attic nook that serves as a meditation space. Highlighting the flexibility of your home’s layout also means you can appeal to different audiences.

Give your home tech appeal

If you’re confident with technology then integrating smart home gadgets into your staging can be a great idea as it showcases how modern and easy your home would be to live in – and who doesn’t want that?

Install things like smart thermostats, lighting systems and security cameras and demonstrate how these features work and the benefits they could have. Safety, comfort and convenience are always going to have broad appeal. Be careful to make gadgets look simple to use as people may be put off if your home seems overly complicated.
